The directory is a compilation of the Expertise 100, the ranking of the largest investment portfolios in Belgium.

The Expertise Top 100 is based on a survey of investors conducted in December 2025. Portfolio values reflect figures as of 1 December 2025, with some listed companies reporting as of 30 September. Where needed, portfolios were updated by the editorial team using the latest available information.

In total, Expertise analysed 317 real estate portfolios: 20 more than last year, with a combined value of €87,5bn in direct Belgian real estate investments. Of these, 87 investors shared detailed portfolio data, covering more than €58.7bn. Public information was available for 42 portfolios, representing €7.3bn. As a result, 75% of the total volume — €66bn — was directly verified. Rankings for the remaining portfolios (exact figures are not published) were estimated using public sources and acquisition histories in the Expertise database.

Within the Expertise Top 100, 74 portfolios were fully verified, accounting for almost €59.5bn. This means 87% of the Expertise 100 volume was fully verified, a few percentage points higher than in the previous edition.
